Moss build-up on tiles
Thick moss sitting on and between tiles, particularly on shaded and north-facing slopes. It holds water against the surface and sheds into gutters and downpipes.
Algae and green staining
Green and black surface growth that changes how the roof looks from the street. How much of it lifts depends on the material and how long it has been there.
Lichen
Crusty growth bonded tightly to the tile surface. Lichen is more stubborn than moss and may not clear completely, which is said at the quotation stage rather than afterwards.
Moss debris blocking gutters
Moss dislodged from a roof naturally ends up in the guttering. Whether gutter clearance follows the roof clean is set out in the quotation, not assumed.
General weathering and appearance
Roofs that simply look tired and dirty compared with the rest of the property. Cleaning improves appearance; it does not make old material new.
Growth returning after a previous clean
Organic growth is a living thing and can return. No timescale is promised, and no prevention of regrowth is guaranteed.
Roof cleaning is maintenance work; it is not a roof repair, leak diagnosis or promise to extend the life of a roof.

Every roof is looked at before anything is priced or promised. The assessment decides whether the work can be done at all, and if so, which method suits that particular roof.

Roof Cleaning Methods
Three methods are offered where they are appropriate: manual moss removal, softwashing and biocide treatment. They are not a package. A roof may need one of them, two of them, or none of them, and high-pressure roof washing is not used as a default approach.
Manual moss removal
Moss is physically removed from the roof surface by hand. This suits roofs carrying a heavy layer of loose moss, where taking the bulk off mechanically is more appropriate than trying to treat through it. It is not used where the tiles or their fixings are too fragile to work on.
Softwashing
Cleaning at low pressure rather than by force, so the roof covering is not driven apart or eroded. It is used where a roof needs cleaning but strong pressure would be inappropriate for the material or its condition.
Biocide treatment
A treatment applied to deal with biological growth on the roof surface. It may be proposed on its own or alongside another method, and it is only included when it appears on your quotation.
Which method, or combination of methods, is used depends on the individual roof and on the quotation agreed for it — not on a standard routine applied to every property.

Safety, Access and Weather Limitations
Working at height on a roof is only agreed where it can be done safely. Access is assessed for your specific property before the work is quoted, and how the roof will be reached is confirmed with you at that point rather than improvised on the day.
Weather affects both safety and results. Wind, rain, ice and other conditions can make roof work unsafe or unsuitable, so a booking may be moved to another day. If that happens you are told, and the work is rescheduled rather than rushed.
